Happy Spring, Brooks Chase Neighbors!

As the days become warmer, many of us will be spending more time outdoors tending to our homes. To help you prepare for the spring season, we’ve included tips to prepare your home for the new season. Please review the list below as you survey your property for needed repairs and potential covenant violations.

New this season: Each month from May to September, the board will award a $50 gift card to a “Great Home” in the Brooks Chase neighborhood. The Brooks Chase home chosen as the home with the best landscaping and overall exterior that month will receive a gift card to a home improvement store. Let’s spring into action to make sure our homes and yards reflect our beautiful community.

Lawn and Garden

  • Mow your lawn so that the grass is not taller than a few inches.
  • Treat your lawn for crabgrass, dandelions, and other weeds.
  • Trim your hedges and bushes so that they do not block your home’s windows, doors,
    sidewalks, driveways, and or walkways.
  • Remove weeds from your flower beds and gardens.
  • Repair all broken and missing gates, slats, and panels on your deck and fence.

Exterior of the Home

  • Remove dirt, algae, soot, mildew, and moss from your home.
  • Repair and paint damaged or chipped wood trim on all exterior areas of your home.
  • Repair damaged garage doors.
  • Replace the light bulbs in your exterior light fixtures.
    A well-lit neighborhood keeps our neighborhood safe.
  • Repair torn or otherwise damaged window and door screens.
  • Please remove all window AC units from your windows.
  • Replace any faded or missing address numbers.
    All homes must have address numbers displayed on the header above their garage door. Address numbers must be displayed on the front and back of your home, if you live on an alley. Address numbers help emergency personnel locate your home should there be a fire or medical emergency.
  • Remove trash bins from the exterior of your home and place them in your garage or other area in the interior of your home.
    The local wildlife love a free meal and we have had a spate of vermin sightings. Raccoons, possum, foxes, field mice, ants, roaches, and coyotes would all relish a deep dive into your outdoor trash bins, even when the bins are empty.
  • Holiday decorations, swimming pools, furniture, trampolines, and fire pits.
    Please remove holiday decorations if it’s been more than 30 days since the holiday and the holiday will not occur again within the next 60 days. For example, holiday decorations related to December holidays should be removed. Trampolines, swing sets, furniture, appliances, and fire pits should not be placed in the front yard.

Vehicles

  • When parking vehicles, be certain to park the vehicle in the direction of the traffic
    flow of that side of the street.
    For example, if your car is parked on the right side of a two-way road, cars traveling on that side of the road should see the taillights of your vehicle as they approach it rather than your headlights. This helps to keep pedestrians, cyclists, and children safe.
  • Remove vehicles that are parked on the sidewalk.
    With the nice weather, our fellow neighbors, including small children, are out enjoying the neighborhood. When a car blocks a sidewalk, our neighbors are required to go into the street to go around the vehicle, placing them at risk of being hit by a passing car.
  • Remove vehicles from the street that are inoperable.
  • When parking on the street, please do not block your neighbor’s driveway and do not park directly across from their driveway.

Pets

  • When not being walked on a leash by a responsible human, all pets should remain within the confines of the property of the human(s) responsible for their care at the time.
    Roaming animals can cause damage to the property of your fellow neighbors, our common areas, and can result in physical injury to your pet, your neighbors, and the pets of your neighbors.
  • Please clean up after your pet.
    Please carry a bag with you as you walk your pet, clean up your pet’s droppings, and dispose of the waste in a waste bin.
